Job Description
Roles & Responsibilities: 1. Develop a structured business plan for the mall covering all key components of mall operation 2. Prepare Mall Annual Operating Budget to be reviewed and approved by Higher Management 3. Financial Overview: Assist with the preparation and review of monthly and annual financial reports, including re-forecasting, P&L, lease abstracting and budgeting. 4. Prepare and manage capital expenditures for mall as per the approved budget 5. Develop and implement approved procedures and systems across all mall functions to ensure smooth co-ordination / co-operation among various internal departments to facilitate business needs and deliver positive customer and tenant experiences 6. Oversee the marketing of the Mall and all associated events and ensure that these are properly marketed, involving retailers so footfall and tenant sales are factored into every event. 7. Marketing Plan: Facilitates the management of the marketing program together with Marketing Manager and ensure that programs are consistently innovative, targeted and effective: budget well prepared and executed, Brand consistency maintained. 8. Community Relations: Maintain positive relationships with local community. Have good working knowledge of political and regulatory changes that may impact Centre operations. 9. Resolves complaints and demands of tenants and work to remove the causes of the complaint and respond to their requests within the legal and contractual obligations 10. Property Development: Evaluate property needs and recommend improvements as required. 11. Execute approved projects in a timely and commercially appropriate manner; ensures scope accuracy and compliance. 12. Human Resource Management – Mall Team’s Performance Management
Desired Candidate Profile
Minimum 5 years of progressive experience in managing all aspects of Asset Management function in the organization, preferably Retail / Real Estate in GCC or abroad with at least 3 – 5 years in a similar role. Embed CAPEX framework in business cases and monitor CAPEX spend vs requests and ensure reporting in collaboration with his team. 1. Oversee all aspects of the respective Center including but not limited to Leasing, Business Planning, Financial Management, Facilities & Operational Management 2. Manage the Mall Team and ensure professional development delivering high performance 3. Implementing Growth Strategies, Ensure proper tenant mix and zoning within the mall in line with business strategy and market demand and to achieve desired footfall
